As a soon to be new mom, (Baby Boy Foyt arrives Spring 2019!!) one of my biggest focal points at the moment is schools. This is not new to me as the number one requirement my clients with families have when shopping for a new home is a quality school district. Whether they want to keep their high school students in their current school, increase the quality of a future school for young children, or, like me, make sure a coming child has the best educational opportunities, school districts are far and away the first priority for parents in the market for a new home.
Being West U moms yourselves, I am sure you already appreciate the quality of West U Elementary. However, what you might not know is just how good it is relative to the rest of the HISD system and Texas as a whole. More to the point, the great things this caliber of school does for your property value!
In fact, public school districts are often also a determining factor for my clients without children in school, or whose children already attend private school. This is because the property values for re-sale are so much higher and homes in a highly ranked school district have more protection against dips in the market.
Let’s look at the numbers…A recent national study showed that 91% of buyers with kids said that the school district was “important” to “very important.” This may not surprise you, but what might is that 34% of buyers without kids said the same thing, and 78% of buyers who successfully bought into their top choice school district said they sacrificed other important wants (garage, additional bedroom, updated kitchen, etc.) in order to be in that district. Another study showed that, on average, homes within the boundaries of top rated public schools are priced 49% higher and sell 4 days faster than the national median, and are 77% higher priced and sell 8 days faster than homes in the districts of low ranking schools.
